Introduction
Could you help a health charity acquire ownership of a pub in London and turn it into a community centre with a charity shop, a restaurant, a bar, a hair salon, a community hall, meeting rooms and offices?
Community Ownership Fund
The Community Ownership Fund (COF) is a £150 million fund by the Department of Levelling Up, Housing and Communities (DLHC)to support community groups across England, Wales, Scotland, and Northern Ireland to take ownership of assets which are at risk of being lost to the community.
Africa Health Organisation (AHO) has already submitted an Expression of Interest (EOI) and has been invited to submit the full application to the DLHC. The fourth round will be opening at the end of May and applications are expected to be submitted within two weeks with a Business Plan for the property.
We are looking for a commercially experienced business-oriented and commercial business plan writer to help us complete the full application and write the profitmaking Business Plan for the new centre in London.
Duties and Tasks and Responsibilities
- Read the COF guidance and provide advice and guidance about the fund's requirements.
- Write the full application form and check that the answers comply with the fund requirements.
- Work with the CEO to write the Business Plan, which should complement the project and application form.
- Draft project and Business Plan financials and calculate the amount of AHO that should be applied to COF (a maximum of £ 2 million).
- Ensure that all the required documents and information are gathered for submission.
- Contact the property sales estate agency to obtain more information about the property.
- Contact the local authority in the London boroughs about planning permission, listed and conservation requirements.
- The CEO may require any other duties to support AHO in acquiring the property.

Qualificatiions and Skills
- Degree in business, economics, finance, marketing or any field.
- Over three years experience in business, preferably in the private sector, although public and voluntary sectors are also welcome.
- Track record in writing business plans for profit-making companies.
- Understanding the requirements of the charity sector trading activities, such as charity shops.
- Experience forecasting financial budgets and ratios, such as the acid test ratio, one of six basic calculations used to determine short-term liquidity-the ability of a company to pay its bills as they come due.
