We are working to provide homeownership opportunites to low to moderate income families in the Big Bend Area. We also assist families that have experienced job losses or pay reduction that have impacted their ability to pay their mortgage through our Loss mitigation programs. Budget and Credit education counseling are key services we provide as the foundation for sucess all of the service areas provided. We specialize in working with low to moderate income families to learn skill that empowe self sufficiency. Our clients learn the ABC's of using bank services and the importance of establishin a pattern of saving.

The Tallahassee Lenders’ Consortium, Inc.is a non-profit organization whose mission is to make the dream of homeownership a reality by improving people’s ability to obtain and retain safe, decent and affordable housing through: creating housing options; providing homebuyer education; and providing access to affordable financing

Description

The Tallahassee Lenders’ Consortium, Inc. (TLC), a Florida 501(c) 3 nonprofit corporation, was founded in November 1993 by ten local financial institutions and the City of Tallahassee to provide a new affordable mortgage loan product to low- to moderate-income homebuyers.

The Consortium provides information and education regarding credit counseling and the process of purchasing a home to low income and very low income families. In addition, the Consortium administers the City of Tallahassee's Down Payment Assistance Programs and assists local lenders in making affordable loans by processing, underwriting and packaging these loans.

Down payment assistance through TLC can pay for down payment, prepaids and all other buyer’s closing costs up to $7,125 for homes purchased in the City limits. If the client is in the very low-income category, down payment assistance can expanded to $12,050 for homes purchased within the City limits, if needed. The loan is secured by a second or third mortgage loan at zero interest and no required payments. The loan is due and payable upon 1) sale, transfer, bankruptcy or foreclosure, 2) refinance of the first mortgage, 3) the borrower no longer occupies as primary residence or 4) maturity of first mortgage (not more than 30 years).

TLC’s programs have successfully evolved over the years to include HUD and FNMA certified comprehensive homebuyer education, consumer credit counseling, post home ownership education classes, delinquency counseling (TLC is HUD certified.), and "deep subsidy" loans . TLC is proud of its success in cultivating productive partnerships with the City and County, Tallahassee Housing Authority, Habitat for Humanity, local lending institutions, real estate providers, and other nonprofit agencies that focus on affordable housing issues.
